Best real estate SEO agencies in Spain in 2026

A comparison of Spanish agencies that reduce dependency on portals: winning vendors, architecture by area and property listings that do not die.

The real estate sector has a structural problem with its digital channel: it depends on portals that charge it to display its own properties and that compete with it for the same searches. Every month an agency does not invest in its own channel is another month of dependency and margin handed over.

Well-planned real estate SEO changes that equation, but it demands understanding something most generalist agencies overlook: the business is not in attracting buyers, it is in attracting vendors. Buyers arrive by themselves through the portals; the owner who wants to sell is the one who decides who to work with, and that is a search you can win in Google.

This comparison gathers Spanish agencies with real work in the sector. Nobody pays to appear. The list is ordered by specialization, track record and publicly verifiable information.

How we built this ranking

These are the criteria we used to order the list. They are just as useful if you decide not to work with any of these agencies: they are the questions worth asking in any sales meeting.

  • Focus on winning vendors. Searches for 'sell my flat in', 'value my home' or 'what is my house worth' are worth far more than buyer searches. An agency chasing only buyer traffic is working the wrong side of the business.
  • Architecture by area and property type. Neighbourhood, district, municipality and property type form an enormous matrix. Covering it with useful, differentiated pages is where you win, and where almost everyone generates worthless clones.
  • Managing the listing lifecycle. Properties sell and their URLs die. Without a redirect and recycling policy, the site accumulates hundreds of 404s and loses all the authority it built.
  • Local content with genuine knowledge. Neighbourhood guides, price evolution and proprietary market data differentiate an estate agency from a portal. It is the only thing a portal cannot replicate with its scale.
  • Visibility in AI assistants. More and more people ask a model about areas, prices or which estate agency to choose. It is a young channel where a local agency can get ahead of the portals.

No.1 iSocialWeb

At iSocialWeb we approach real estate SEO from the side that generates margin: winning vendors. Selling and valuation searches have less volume than buying searches, but they convert into instructions, which is what sustains an estate agency. That change of focus usually reorders the entire strategy of a client who has spent years trying to compete with Idealista for 'flats for sale'.

We are an AI-first, fully remote agency with a senior team across technical SEO, content, CRO and analytics. In real estate the technical side weighs heavily: a live catalog with properties entering and leaving every week demands an indexing, redirect and structured data policy that most sites in the sector have not resolved and that translates into hundreds of accumulated errors.

And we work the generative layer from the start. With our GEO and AI SEO methodology we measure whether your agency appears when someone asks ChatGPT about estate agents in your area or for advice on selling their home. It is a channel the big portals do not yet dominate and where a local agency with good content can position itself quickly.

What sets us apart:

  • Strategy aimed at the instruction, not the click. We prioritize searches from owners wanting to sell or let, which generate exclusives and commission, over buyer traffic.
  • An area matrix with real content. Pages by neighbourhood and property type with market data, price evolution and verifiable local knowledge. No templates with the street name swapped.
  • Listing lifecycle resolved. A policy for what happens when a property sells: redirect to the area page, keep it as a sold case or controlled deindexing. No accumulated 404s.
  • Integrated acquisition tools. Online valuation, selling guides and calculators that turn informational searches into vendor contacts with real contact details.
  • Local SEO per office. A Google Business listing for each office, worked reviews and area pages connected to the sales team covering each patch.
  • Measurement through to the signed instruction. We connect forms and calls to the CRM so you know which content generates instructions, not how many visits the blog had.

Why most estate agencies do SEO backwards

The starting mistake is chasing the buyer. It is tempting because that is where the search volume is, but it is a lost battle: the big portals have tens of thousands of properties, unreachable domain authority and entire teams devoted to those pages. An agency with two hundred properties is not going to win 'flats for sale in Valencia', and even if it did, the buyer is not who signs the instruction.

The profitable ground is the vendor. 'How much is my flat in Chamberí worth', 'selling an inherited house', 'estate agent to sell fast in Alicante', 'costs of selling a home'. These are searches with less volume, far more accessible competition and directly commercial intent: whoever makes them is weeks away from signing with someone. That is the ground where a local agency can beat a portal, because the portal does not win instructions, it resells them.

The second big failure is technical and affects the catalog. Properties come and go constantly, and each has its URL. When one sells, many sites simply delete it and return a 404. Multiplied across years, that means hundreds of dead URLs that had accumulated links, traffic and authority, thrown away. The solution is simple and almost nobody applies it: redirect to the corresponding area and property-type page, or keep the listing as a sold case with the market information.

The third is area content. Almost every estate agency site has neighbourhood pages, and almost all of them are identical except for the neighbourhood name. Google treats them as exactly that. What works is real knowledge: price per square metre evolution in that area, dominant property type, average time to sell, amenities, transport, schools. Data a local agency has and a national portal cannot write with the same credibility.

Signs your agency depends too much on the portals

  • More than 80% of your contacts come through paid portals.
  • Your site gets visits but never valuation requests.
  • Sold properties return 404 errors with no redirect.
  • Your neighbourhood pages are the same template with the name swapped.
  • You have no valuation tool and no guide for vendors.
  • Nobody has checked which estate agencies ChatGPT recommends in your city.

Frequently asked questions about real estate SEO agencies in Spain

  • On buying searches, not realistically: the gap in inventory and authority is insurmountable. On vendor searches, yes and with an advantage. Portals are not optimized for 'I want to sell my house in this neighbourhood', which is exactly where a local agency can contribute real market knowledge and credibility. The sensible strategy is to stop fighting on the portal's ground and dominate the one they do not work.

  • Never leave them on 404. There are three valid options depending on the case: 301 redirect to the equivalent area and property-type page, which is the most common; keep the listing marked as sold with transaction data and links to similar properties, useful when it had traffic or links; or deindex it in a controlled way if it contributed nothing. What cannot happen is deleting it without a decision and losing all the accumulated authority.

  • For a local single-office agency, between 700 and 1,500 € per month covers local SEO, area pages and vendor acquisition. For networks with several offices or developers with their own stock, the realistic range is 2,000 to 5,000 € per month. Compare it against what you pay portals each year: in many agencies, a fraction of that budget invested in the owned channel generates more instructions from the second year on.

  • As many as you can sustain with real, distinct content. Fifteen neighbourhood pages with proprietary market data, real photos and local knowledge beat a hundred and fifty cloned ones. The rule of thumb: if you cannot write three paragraphs that are only true for that specific area, that page should not exist yet.

  • Very well, if it is set up honestly. It is the natural magnet for the vendor search: someone wanting to know what their home is worth is one step from selling. What ruins these tools is giving an invented figure or demanding too much data before showing anything. The approach that converts is giving a reasoned indicative range and offering the in-person valuation as the natural next step.

  • It is one of the sectors with the most room. Many people ask a model how a sale works, what costs are involved, whether one area is better than another or what to look for in an estate agency. The big portals do not dominate that space yet and an agency with good local content can enter the recommendations for its city. It is worked with verifiable content, proprietary market data and coherent presence in the sources the models cite.

So what now?

If your agency depends on the portals for nearly all its contacts, the owned channel is the only lever that reduces that cost over time. Ask us for an audit: we show you which vendor searches have real demand in your areas, what your site is indexing badly and how many instructions it is realistic to generate at 6 and 12 months.

No punishing lock-ins: if the channel does not generate instructions, there is no reason to carry on.
